IMPROVING YOUR BUILDING'S PERFORMANCE

If your building is leaking air, then it’s not performing to its max. This is costing building owners and managers money as they spend more on energy. BECS brings the expertise you need to evaluate drafty and leaky buildings through air and thermal testing.

Thermal scanning allows us to see where temperature fluctuations may be present. These fluctuations can indicate where air and water may be leaking and provide information on poor-performing components.  Air leakage testing may involve pressurizing a component to draw through in a manner where we can see and identify through infrared, smoke, or bubbles.

COMMON AIR AND THERMAL TESTS

“Standard Test Method for Field Measurement of Air Leakage Through Installed Exterior Windows and Doors”

“Standard Practice for Thermographic Inspection of Insulation Installations in Envelope Cavities of Frame Buildings”

“Standard Practice for Location of Wet Insulation in Roofing Systems Using Infrared Imaging”

“Test Method for Determining Rate of Air Leakage Through Exterior Windows, Curtain Walls, and Doors Under Specified Pressure Differences Across the Specimen”

“Standard Test Method for Field Measurement of Air Leakage through Installed Exterior Windows and Doors”

“Standard Test Method for Field Testing Water Penetration”

“Standard Practices for Air Leakage Site Detection in Building Envelopes and Air Barrier Systems”

OTHER COMMON TESTS

Coatings, membranes, and sealants all have specified requirements to properly stick to a surface properly. Underestimating substrates, poor surface preparation, and inadequate installation can cause these components to separate and lose their protective values or outright fail.

Water penetration testing is a crucial tool for identifying the root cause of leaks and their path to the interior. These tests are valuable for investigatory testing of existing fenestrations and as independent testing services for new construction/new installation projects.

Walls are supposed to keep the outside out, or at least provide a path for water that is penetrated through the masonry. When drainage pathways are clogged or caulked over, water will often find its way into the interior of the building, rather than finding a pathway back out. To understand how much water is being penetrated through the masonry, penetration testing is performed to understand recorded volumes of water penetrating under a monitored constant pressure.
