Dean Yates is a licensed architect with years of experience with design, new construction, renovation, and historic preservation projects and has become specialized in the investigating and rehabilitation of existing building enclosure elements. His experience includes performing the building analysis and investigations to assess the existing conditions and to create the repair documents to correct the problems. Dean also has experience in performing on-site construction administration to make sure that the work being performed as per the construction documents and will meet the needs of the owner.
He has performed investigations and repairs on below-grade waterproofing, facades, which has included: concrete, brick masonry, stone, stucco and EIFS, metal panels, and curtain walls, and roofing, which has included: built-up roofing, single-ply membrane, flat and standing seam metal.
Dean also has experience with new construction commissioning, which has included peer document review, shop drawing, and submittal review and construction observations. This commissioning work has also included both mock-up and in-situ field performance testing on air-barriers, doors, and windows to verify that the installed building enclosure elements were installed per the specification requirements and meet industry standards.
